New, fully complete 8,000 SF± wood framed building on the Battle Ground High School campus. Building will include classrooms, shops, and support areas for construction trades vocational training. Work to include some sitework for grading and utilities, construction of a wood framed building, and finished building interiors as indicated by the attached contract drawings and specifications.

Project Scope: This project consists of the renovation of an existing clinic space of about 4,400 SF. This includes a new reception area, new retail pharmacy, and remodeling of existing exam rooms to be new office spaces. It also includes the preparation of the sterilization area in the dental space for replacement of their existing sterilization equipment. It also includes some upgrades to the ADA accessibility inside and outside of the building. The scope also includes the replacement of the roof. Contractor should include an allowance for a ‘temporary sterilization area’. This allowance should hopefully cover any architectural and/or electrical upgrades needed to build a temporary sterilization area while the new one is under construction. Also include an allowance to replace all low-voltage data cabling in the remodeled spaces. This facility will need to be operational throughout all construction activities. This will require careful coordination with the owner/managers of the facility on construction activities. It will also require off-hour work to complete some of the scope such as the demolition and renovation of the lobby and possibly the work in the dental area. It will also require coordination of schedules with the owners outside vendors for the retail pharmacy and dental sterilization area. Pinnacle Architecture, with their consultant team, is architect of record for the project. The Contractor will be responsible to apply for and obtain all mechanical, electrical and plumbing permits required. Space in the parking area on the east side of the building will be able to be used for a small laydown area/dumpster for construction activities. Project Phases and Schedule: The County is currently in the building permit review process. and estimate that we will have approved permits by the end of May. Construction would be ready to commence once a contract is signed and executed. The estimated duration of the project is approximately 3-4 months. The dental sterilization equipment scope will have to be coordinated with the dental team to leave as little time as possible without that function. A breakdown of all costs associated with the retail pharmacy space is needed due to funding. This is to be further discussed during the pre-construction meeting with the awarded contractor.
